Karen,

I'll second George's suggestion to contact Jeff Adrian. I might also point
out that while insurance companies may not want to underwrite certain forms
of liability, such as fines or cleanups, there are other forms of risk
associated with environmental performance. I was speaking with Ag sector
insurance representatives yesterday who indicated that their customers do
get a reduced premium if they demonstrate environmental compliance and good
safety practices. They see these practices as contributing to lower risk
of accidental injury, illness, fire, etc. I also asked a question similar
to yours, do they have a specific checklist to determine environmental
performance as a factor in determining premiums? The response was that
they could not easily segregate "environmental performance" in their site
evaluation because other factors are interrelated in the evaluation. I
was pleased to hear that there is clearly an advantage in reduce premiums,
I was left wanting for how that decision is made. An underwriter really
needs to answer that question.

Tom
